San Ramon Real Estate activity for the month of April was brisk. New listings are down 37% as compared to 2011 during the same time period. Due to the low inventory and high demand of qualified buyers, we are experiencing a changing market. We are now in a Seller’s market.

A recent article in the San Ramon Patch showed that San Ramon has the lowest unemployment rate of all the cities in the County. The overall rate in Contra Costa was 9.9 Percent in March. Here is a list of the area cities and the standings:
- Concord – 10.7 percent
- Pleasant Hill 8 percent
- Martinez 7.9 percent
- Danville 5.2 percent
- Walnut Creek 6.7 percent
- Moraga 5.9 percent
- San Ramon 4.1 percent
- Orinda 3.8 percent
- Alamo 3.7
- Lafayette 3.6 percent
- Clayton 2.4 percent
Jobs were added in health and education services, while the construction and professional areas lost jobs.

800 PG&E Jobs in San Ramon
San Ramon to become the destination of 800 PG&E Jobs soon in the Bishop Ranch business park. PG&E has lease space for 10 years. Their intent is to consolidate jobs from their offices in Walnut Creek, San Francisco and Fresno. The reason — cost of doing business in San Ramon is by far less than San Francisco.
The consolidation may or may not create new jobs for San Ramon, yet what it will do is boost retails sales for the local merchants, restaurants, and other services.
Home Goods is moving into the old Borders Books location at Bishop Ranch – in the Whole Foods Market area. Home Goods is best known for the unique items for decorating your home at discounted prices. You can find rugs, furniture, accessories and gifts for every room of your home. It is nice to see more retail shops coming our our area.
Clementines is open in the old Marie Callenders spots. For those who like southern Louisiana and Cajun fare, this is the place to go. Clementines will also serve standard American dishes such as prime rib and chicken dishes.

Bill Clarkson the Mayor of San Ramon gave us an update today on what’s going on in San Ramon at our Real Estate Marketing meeting.
The discontinuance of the July 4th Fireworks is disappointing, yet in the interest of the City and those who attend a very good decision. Based on last years event due amount of people attending, it was difficult to man the event and keep everyone safe. There will still be activities during the day as in past years, but no fireworks. Walmart will be setting up shop in the now vacant Le Asia store located on Alcosta Boulevard. Not to get alarmed, the new market will not be a Walmart superstore, but for of a neighborhood market. The store will feature fresh produce, dairy, meat, dry goods and other items generally found in a grocery store.
The exact date for the new San Ramon Walmart has not been announced, but the company is in the process of taking bids for getting the store in shape.
The projection is that it will require 95 employees to run the operation, which is good news for the area.

San Ramon 2012 Fireworks – On or Off
The San Ramon July 4th fireworks has experienced an increase in attendance, due to other surrounding Cities no longer participating in a fireworks celebration. Because of this more San Ramon City services and workers are needed to ensure the safety of the event and the attendees.
The event held in the Central Park caused traffic backups, not enough restrooms for the crowds, garbage left behind and property damage in the Bishop Ranch Business park as well as other commercial properties in the area. In addition, while barbequing and alcohol are prohibited in the park, both were on the rise this past year. Causing more damage and small fires.
It has already been recommended by the Parks & Community Service Commission to cancel this event, perhaps for a couple of years with the hopes that it will return to the smaller local community event it once was in previous years.
The City Council will be meeting February 14 and is urging all residents of San Ramon to attend this meeting or to send in recommendations as to how future July 4th fireworks could be managed.
Furthermore, in order to continue this event will require additional money. The proposed services will impact the budget by approximately $140,000 bringing the estimated dollars up to $318,000 to properly manage all that is needed.
The San Ramon City Council will be meeting on February 14, 2012 to address the continuance of the event and are urging all San Ramon residents to either attend the meeting or submit in writing their suggestions by sending an email to fireworks@sanramon.ca.gov. Christmas holidays are over – how do I get rid of my tree?
San Ramon residents that need a place or a hassle free way to dispose of your holiday tree (tired of looking at it and needles are falling everywhere) here are some tips:
You can chop the tree up into bite size pieces that will fit in your yard waste cart and make sure you can close the lid
Place the tree on your curb the week of January 9th to get picked up on your regular waste pick-up date. Be sure to cut the tree so it is no more than 6 feet in length
Or
If you live in an apartment or don’t want to be bothered chopping up the tree call the Boy Scouts. This is really easy. The Boy Scouts will pick up your tree for a measly $5 donation. Call 925-362-8960 or go to www.sanramonscouts.org to schedule your pickup.
Getting rid of your San Ramon Christmas tree is really rather easy.

San Ramon Market Update for December 2011 and Year To Date for 2011 compared to 2010. For 2011 home sales prices dropped another 5% in San Ramon overall. The average sales price for all areas of San Ramon is $728,724, with the median price at $680,000. 47 homes closed in December and for 2011 662 closed sales. The same number as 2010 – now that’s a coincidence (or is it?).20 percent of all homes sold were in the $700,000 to $799,000 price range.
